A unique project is being developed on the main street of the former village of Modřany, now part of Prague. Komořanská Street still retains traces of its past, even though it is no longer the area’s main thoroughfare. The project transforms three narrow plots into a modern four-storey apartment building with an attic, respecting the historical context of the location while offering a functional solution for contemporary needs.
The original brief was to design a building on a plot only 10 metres wide. During the design process, we faced the challenge of meeting the requirement for nine parking spaces, which was almost impossible on such a narrow site. The situation changed when the developer purchased two additional plots of similar width, creating new opportunities as well as the need to adapt the project. The result is a building that appears as three separate houses with a unified facade and interconnected garages in the rear section.
The building is divided into three parts, each with its own facade and pitched roof, as required by local regulations. The design respects the maximum cornice height of 12 metres, helping to preserve harmony with the surrounding development. A restaurant is planned on the ground floor of one of the houses, bringing new activity to the area, while the remaining part of the project is dedicated to smaller apartments, including studios and one-bedroom units. Parking is cleverly arranged using stackers on the ground floor, making it possible to meet the required number of spaces.
