The plot is located in a quiet residential area in the upper part of Modřany in the south of Prague. Due to the location of the plot, there is a view of the entire Modřany, nearby Zbraslav or the Cukrák transmitter.

New family house design

Replacing the original object

The newly designed building will replace the original two-story family house with an attic, which, in its appearance, layout and technical condition, does not meet today’s requirements and especially the investor’s requirements.

Architectural concept

The newly designed building consists of three basic volumes – the garage block, the 1st floor block and the 2nd floor block, which are connected by a fluid reinforced concrete platform. This connects the individual blocks and at the same time covers the adjacent space of the house in connection with the entrance part.

This platform is perforated at the point of the passageway, allowing the designed trees to grow through. The first and second floors are offset from each other, which supports the dynamics of the composition and in the front part it covers the terrace connecting to the main living space.

Material solution

The surfaces of the masses are made of travertine, concrete and plaster.

House layout

Underground floor

The house includes a partial basement, where there is a wellness area, technical facilities with a laundry room and storage space.

First floor

The first floor is dedicated mainly to the main social area with a kitchen and dining room. The northern part of the floor is used as a study combined with a guest room.

Second floor

The second floor is an exclusively private zone with three rooms and a spacious bedroom. The rooms are connected by a shared bathroom with a walk-in shower and toilet.

For added comfort, the master bedroom and the north room have their own bathroom with a walk-in shower/bathtub and toilet.
