Reconstruction of Agricultural Estates in a South Moravian Wine-Growing Village

Location and Project Plan

Located in a picturesque South Moravian wine-growing village near the Austrian border, this project proposes the reconstruction of two agricultural estates to create a new agro-tourism complex. The main focus is on wine production, wine tasting, and guest accommodation, combining rich tradition with modern agricultural practices.

Historical Context and Respect for Development

The buildings to be renovated are situated within the established village structure. One of the buildings is a protected cultural monument, which requires special attention during the renovation process. The historical integrity of the site is maintained, with the use of traditional materials such as wood, brick, plaster, and threshing floor to preserve the authentic rural character.

New Building and Its Architectural Design

The complex includes a new building designed with a contemporary approach. It features a bar and seating area connected to the existing structure. While the building’s material composition is inspired by local barns, the architectural details, such as wooden batten cladding over the window openings, give it a modern twist, blending seamlessly with its surroundings.

Living Spaces in the Roofs

The roof spaces of the buildings are adapted to accommodate living areas, either for guests or wine tasting. To ensure sufficient natural light, skylights are incorporated into the design. These skylights are discreetly integrated, with frames in a color that closely matches the roof to minimize their visual impact.

Material and Color Solution

The materials chosen for the project reflect a blend of tradition and modernity. Window and door openings are made from light wood, while the walls are finished with traditional lime plaster in soft, neutral shades ranging from white to beige. Some interior and exterior walls are left exposed to reveal the stone construction, further emphasizing the estates’ rural heritage.

Exterior Space Modifications

In the courtyard where wine production takes place, light concrete surfaces are used to enhance functionality. Other areas of the site, including paths and garden spaces, are finished with materials that reflect the rural setting, such as threshing floor, grass, and gravel interspersed with greenery.

Vegetation Elements and Garden Arrangements

The garden surrounding the estate is planted with native trees and shrubs that are typical of the region. Varieties such as linden, plum, pear, cherry, and grapevine are included to complement the agricultural heritage of the area.

Protection of a Listed Building

The listed building within the street area will remain unaffected by the reconstruction work. Efforts will be made to protect the building from degradation so that it can be restored and preserved in its original form in the future.
